Realtors
As with all HOA communities, Hawaii Loa Ridge maintains its own rules for residents, guests, and Realtors alike. Please review the guidelines below before showing or listing property on the Ridge.
Gate entry & security
- Realtors must hand the guard their business card with the client’s name and property address written on the reverse side upon entry.
- Realtors showing property must have specific properties to show — general browsing is not permitted.
- Open House attendees must provide Security with the property address before access is granted.
Signage
- City & County of Honolulu sign rules apply at all times.
- One For Sale sign is permitted on the owner’s property only.
- One Open House directional sign may be placed near the property’s mailbox during Open House hours only — it must be removed immediately after.
- No signs may block common areas.
- Multiple signs placed throughout the community are prohibited.
Open houses & broker events
- Broker Open Houses may be held on Wednesdays only.
- Realtors must notify Management by email at least 24 hours in advance with the names of all attendees requiring gate access.
- Approved attendees will be added as authorized guests for the scheduled showing period.
- General Open Houses for prospective buyers may be held on Sundays.
Solicitation policy
- No solicitation, canvassing, interviewing, or proselytizing of any kind is permitted on the Ridge.
- This rule applies to all realtors, including those who are Residents of the Ridge.
- Residents should report any solicitation to the security guard immediately — provide the realtor’s name and license number if possible.
Solicitation violators and realtors who violate access rules may be temporarily or permanently barred from the Ridge and subject to fines and all legal remedies of the Association. Realtor-Owners are additionally subject to Association fines.
Community conduct
- Visitors are welcome to view community amenities, including Paka Nahele.
- Photography and video recording while driving through the community is strictly prohibited.
- All realtors and guests must observe City and County traffic regulations at all times.
Listing agents

- To obtain Association Documents, please request them through Homewise Docs at: http://www.homewisedocs.com
- At closing, alert escrow to send HLROA Management copies of: the Deed, Property Survey, and Document Receipt Form (HAR RR 226 or equivalent).
Buyer’s agents
- Buyers may apply to the Architectural Review Committee (ARC) for design review of planned improvements, or to obtain conceptual approval while in escrow.

Realtors and guests found violating these guidelines may be subject to a temporary suspension of or permanent bar from access to Hawaii Loa Ridge.
