Realtors

Buying and selling homes is common and Realtors find themselves involved with different communities with different rules. Each homeowner association or condo sets their own rules. They expect all residents, guests, Realtors, etc. to follow the rules.

The HLR Management office is happy to work with Realtors as long as the Association Rules allow. The following information is provided to Realtors as a resource for working with HLR:

HLROA Association rules regarding Realtors

    1. Realtors.
      1. A realtor working with a client(s) on the Ridge should hand the guard his/her business card with the client’s name and address on the reverse side.
      2. A realtor showing property to clients must have specific properties to show.
      3. Realtors are not allowed to solicit, “canvass” or interview (“solicitation”) personally on the Ridge. Owners should report any solicitation to the security guard immediately (try to get the realtor’s name and license number if possible). This rule applies to realtors who are Residents of the Ridge. In addition to every other right or remedy of the Association, realtors who violate this Rule 3 may be temporarily or permanently barred access to the Ridge. Realtors who are Owners shall be subject to fine and all other legal rights and remedies of the Association.
    2. Solicitations. The Ridge is a residential community which fosters and seeks to protect the peace, tranquility and privacy of its Residents. Accordingly, no solicitation, canvassing, interviewing or proselytizing of any kind will be permitted on the Ridge.
      1. Violators should be reported immediately to the Security Center. When reporting violators, be as specific as possible (e.g., name, license number, make and color of car, etc.). Violators will be subject to fine and all other right and remedies of the Association, and all but Owners may be temporarily or permanently barred access to the Ridge.

Signs – C&C of Honolulu sign rules apply. One sign on the owner’s property, One Open House sign during Open House hours, No signs blocking common areas.

At Closing – At the signing, alert escrow to provide HLROA management (management@hiloa.org) copies of;

  1. DEED
  2. PROPERTY SURVEY
  3. DOCUMENT RECIPT FORM – HAR RR 226 or equivalent.

BUYER’S AGENTS –

  2. Buyer’s can apply to the ARC for design review for planned improvements or to get a conceptual approval while in escrow.
